Property due diligence in Bangkok
A Bangkok condominium purchase includes exposure to the building's finances and shared systems as well as rights to an individual unit. Check the exact unit, the juristic person's records and the site's planning context. A renovated interior cannot show whether those three elements are in order.
Identify the unit and the rights sold with it
Match the unit title, registered owner, unit number and registered area to the sale contract and physical apartment. Ask how parking, storage and any terrace are documented: a right to use common space may differ from individually owned space. For a foreign purchaser, request the project's relevant ownership-quota evidence and have the proposed funding and transfer documents checked in advance. Do not let a booking form substitute for the actual title record.
Read the building's financial and maintenance record
Ask the juristic person for available financial statements, recent meeting minutes, current charges, reserve information and approved major works. Look for what is committed but not yet collected: lift replacement, façade work or shared-system repairs may change the cost of ownership. Clarify which documents can be disclosed and obtain the seller's cooperation. A low advertised monthly fee is not evidence that long-term maintenance is adequately funded.
Connect building records with a physical inspection
Request the relevant building approvals and available inspection or maintenance records, particularly for shared systems and any recent remedial works. In the apartment, compare structural or layout alterations with the applicable approval and condominium rules. Use a qualified inspector for condition questions beyond a document review. Where damage or an incident is disclosed, ask what was inspected, by whom, what remained unresolved and whether completion evidence exists for the repairs.
Check the urban setting without promising a permanent view
Bangkok's planning department provides land-use checking and geospatial services. Use them to identify the site's planning context and questions about adjacent development or road corridors, then seek official clarification where it affects the purchase. A map is not a guarantee against future development. For a low-level unit, basement parking or river-adjacent site, request drainage, water-ingress and past repair information rather than assuming that a district label establishes flood resilience.
Make the transfer brief specific to your intended use
Tell the reviewer whether you intend to occupy, let long term, operate a business or substantially renovate. Condominium rules, building permissions and contractual commitments may affect those plans differently. Before completion, reconcile charges and require the applicable transfer documents, keys, access cards and management information. Preserve a list of verified facts and unresolved matters so the decision is not based solely on the attractive unit or the seller's timetable.
- Ask for title and seller authority, quota evidence, charges and meeting minutes.
- Separate unit condition from shared-building liabilities.
- Record parking and intended-use rights expressly in the review.
Verify before you pay
Tell us about the property and your proposed purchase. The client intake helps establish the checks and service scope needed. Firm availability and timing must be confirmed for your matter.

Is a debt-free certificate enough to assess the building?
It addresses a specific transfer question. It does not replace a review of the juristic person's finances, future major works, maintenance history or unit condition. Request those records separately.
Does a planning map protect my skyline view?
No. It helps identify applicable planning questions, but does not promise an unchanged view. Investigate neighbouring land and proposed developments where that issue materially affects the purchase.
Sources & verification limits
Use these sources to trace the rules and services discussed. Translations and summaries help with reading; they do not replace the applicable Thai text or verification for the particular parcel.
- Thai government portal — Bangkok planning checks
Official service for checking Bangkok land-use conditions. Informational screening should be followed by relevant official records.
- Bangkok Metropolitan Administration — geospatial platform
Planning and civil works information supports site-context research; it is not a parcel or building compliance certificate.
- ONEP — Smart EIA Plus
Search project-level environmental records. A listed report does not establish present compliance or replace the building permit.
