Thai title deed example: a fictional worked file

Everything in this worked example is fictional. It is a teaching worksheet, not a reproduction of an official deed, evidence of ownership, a client case or a document suitable for submission to an authority.

The fictional intake sheet

Example file DEMO-A contains a front-page image labelled 'Chanote', title reference DEMO-001, parcel reference DEMO-12 and map-sheet reference DEMO-MAP. These intentionally artificial references do not identify real land. The seller's message says 'villa and garden included'; no reverse page or contract has yet been supplied.

Your first entry in the review log is therefore 'document incomplete'. Copy the references as provided, identify the source as a seller-supplied image and record the missing material. Do not turn the presence of several plausible fields into an overall approval.

The Thai field names below follow the Department of Lands' parcel-information terminology. Exact positioning and wording can vary between documents. The annotations are a learning aid: the official-check column identifies a question to resolve, not a finding about real land.

Fictional DEMO-A worksheet — invented values, no real parcel or official deed
Thai fieldFictional valueMeaningOfficial check still needed
เลขโฉนดที่ดินDEMO-001Title number: identifies the deed within its administrative context; it is not the parcel-number field.Match the actual title reference and locality to the responsible Land Office's current record; confirm the current holder and relevant entries separately.
เลขที่ดินDEMO-12Parcel number: the land reference to compare with the map and the sale scope.Establish that the contract, official parcel record and site concern the same land; investigate the separate garden marked DEMO-13 in this exercise.
หน้าสำรวจDEMO-SURVEYSurvey reference: an additional reference for locating the land file, not proof that today's boundaries were inspected.Have the office or authorised reviewer reconcile the reference with the relevant survey record and identify whether further boundary work is needed.
ระวางDEMO-MAPMap-sheet reference: locates the mapping context; it is not a building permission or an access right.Match the official map reference to the parcel. Ask for separate evidence where access, boundary position or planned construction affects the decision.
ตำบล / อำเภอ / จังหวัดDEMO-SUBDISTRICT / DEMO-DISTRICT / DEMO-PROVINCESubdistrict / district / province: the administrative location, which may differ from the marketing area's name.Confirm the real Thai locality and competent office. Resolve any mismatch with the contract before relying on a search result for a similarly named place.
เนื้อที่DEMO-AREA: 125 square wah — inventedRecorded area: preserve the original units before any calculation. This sample quantity is not a measurement of real land.Compare the actual recorded area with the sale terms and relevant survey evidence; do not treat the number alone as confirmation of usable or buildable area.

Exercise one: compare the proposed sale

A later draft contract names DEMO-001, while a site sketch shows a garden labelled DEMO-13. The useful question is not which document looks more official. Ask whether the garden belongs to another parcel, whether it is included in the transaction and which instrument supports that inclusion.

Record the discrepancy with both source references. The example has not proven an encroachment or misconduct; it has identified a mismatch requiring explanation. Keeping findings proportionate to the evidence makes the next document request clearer.

Exercise two: interpret an incomplete reverse

The seller now provides a reverse-page photograph containing an unreadable handwritten entry. Label the entry 'meaning and current effect unconfirmed'. Ask for a complete legible copy, any continuation page and the records needed to explain the notation. Do not invent a translation to make the sample complete.

Suppose a translator later identifies a transaction description. That resolves a reading question, not automatically the legal position today. The next enquiry is what official evidence establishes whether the interest remains relevant and how it affects the proposed purchase.

Exercise three: separate a visible route from a right

The fictional site sketch shows a driveway crossing DEMO-99 before reaching the public road. Ask which parcel contains that route, what evidence supports continued use and who maintains it. The image shows a route; it does not answer those legal and practical questions.

If you plan to renovate or build, also identify which professionals should assess vehicle access, utilities and site constraints. Avoid adding a generic 'access checked' tick simply because a car reached the property during a viewing.

The correct result is a prioritized question list

For DEMO-A, the outstanding items are the complete deed file, the garden's inclusion, the meaning and status of the reverse entry and evidence for the access route. Name a proposed next action and responsible reviewer for each. No purchase recommendation follows from the fictional fields alone.

Apply the same discipline to your actual documents, keeping personal information within the appropriate confidential review process. Send complete evidence to your adviser, not a recreated sample. Use this worksheet to formulate questions before requesting a property check.

Verify before you pay

Tell us about the property and your proposed purchase. The client intake helps establish the checks and service scope needed. Firm availability and timing must be confirmed for your matter.

Questions & answers

Can I use these references to look up a real property?

No. Every DEMO reference is intentionally fictional and non-operational. Use the identifiers on the actual document and confirm them through the appropriate official enquiry.

Why does the example stop short of a safe-to-buy conclusion?

Because incomplete images cannot establish the official position or the entire scope of a property transaction. The exercise teaches how to identify evidence gaps and request the next check.

Sources & verification limits

Use these sources to trace the rules and services discussed. Translations and summaries help with reading; they do not replace the applicable Thai text or verification for the particular parcel.
