SURADEEDFictional report excerpt
SD-SAMPLE-2026-0142Villa · Bophut, Koh SamuiDocument review · 21 September 2026

Access & right of way

Unresolved · further evidence required

The access plan (E-02) shows the route crossing a separate private parcel. The supplied Chanote copy (E-01) relates to the villa plot; it does not establish rights over that access parcel. The seller’s letter (E-03) describes permission to use the road, but no registered servitude entry has been supplied.

Evidence reviewed

  • E-01 · Villa plot Chanote copy — supplied 14 Sep 2026
  • E-02 · Access plan — supplied 14 Sep 2026
  • E-03 · Seller’s access letter — dated 16 Sep 2026

Evidence needed to resolve this finding

The appointed firm would request a certified title record for the access parcel and any registered servitude entry, then check the route and beneficiary plot against the plan.

Legal findings in a delivered certificate are signed by the appointed Thai firm.

One clear path from questions to findings.

Follow progress, respond to document requests and keep your property’s file together.

  1. Share your property

Start with its location and the purchase you are considering.

  2. Agree scope & price

Review the offer and pay before the legal work begins.

  3. The firm investigates

The appointed firm reviews evidence and asks for missing documents.

  4. Receive signed findings

Read the bilingual certificate and discuss questions with the firm.

Know who is responsible.

Suradeed organises the process. The appointed licensed Thai firm carries out the legal review, records its findings and signs them. A finding that needs attention is a useful result, not a failed review.

If a commercial partner introduced you, any introduction fee is disclosed before payment and paid from Suradeed’s own fee. The introducer takes no part in the firm’s review.

Questions buyers ask first.

Suradeed is not a law firm and gives no legal advice.

Who is actually responsible for the legal opinion?

The licensed Thai law firm engaged on your dossier. A named partner lawyer signs the findings and the firm carries responsibility for them. Suradeed sets the protocol every firm works to, checks the file for consistency and evidence, and delivers it — a Suradeed reviewer can return a finding to the firm with a reason, and can never edit a legal conclusion.

Is the firm independent of my seller or agent?

The review is independent, and that is contractual: the law firm records a conflict and capacity declaration before it may open your dossier, and a firm connected to the other side of your transaction declines. Suradeed may pay an introduction fee to the agency or adviser who sent you to us — from its own platform fee, never from the firm's, and always disclosed to you before you pay. The introducer takes no part in the review and never sees it.

What if my purchase is more complex than the fixed price assumed?

The dossier is re-scored and you are re-quoted before the work continues — the firm is never asked to absorb the difference, and you are never billed a surprise. Re-scoping also clears the deadline, because the new scope is a different piece of work.

When does the deadline start, and how long does it take?

Your agreed scope specifies the target in business days. The review clock starts after confirmed payment; time spent discussing your quote is not deducted. A complex property needs a deadline agreed with the appointed firm.

Do I pay before or after the work?

The legal review is prepaid. For a complex property, a firm may first examine the information needed to define the scope and quote. You receive the scope and price before paying; payment then starts the legal review.

What if the review finds problems?

Then the review did its job. An unregistered access road, a weaker title grade in the chain, a renewal promise that is not enforceable or a nominee structure are findings we are paid to surface, not failures. Firms are never scored on how few they report.

What happens to my documents afterwards?

They stay in your account. Every document for a property is kept for ten years, grouped the way the certificate is structured, with its source and who verified it. Documents are immutable once uploaded — a correction adds a version rather than rewriting history.

Which areas do you cover?

Koh Samui first, where the team is based, then Phuket and Bangkok. Region decides which partner firms are eligible for your dossier, so it is one of the first things the intake asks.

Your next step starts with your property.
