Chanote and other Thai title deeds: what each grade means

The title deed is the ground truth of a Thai property. The strongest grade is the Chanote (Nor Sor 4 Jor); the others carry weaker rights. This guide explains what each grade means, why the chain of titles matters as much as the current grade, and where titles are searched and verified.

What the grades mean

The Chanote (Nor Sor 4 Jor) is the strongest Thai title deed: full ownership, GPS-surveyed, and the only grade that supports confident purchase. The three weaker grades each carry weaker rights, and they do not mean the same thing.

Nor Sor 3 Gor (NS3G) is a confirmed right of possession, surveyed but not fully titled. Nor Sor 3 (NS3) is a right of possession with unsurveyed boundaries. Sor Kor 1 (SK-1) is a claim of occupancy only, and it appears as the origin of many chains.

What the grades mean, in one line:

  • Chanote (Nor Sor 4 Jor) — full ownership, GPS-surveyed; the strongest grade.
  • Nor Sor 3 Gor (NS3G) — confirmed right of possession, surveyed but not fully titled; upgradable.
  • Nor Sor 3 (NS3) — right of possession with unsurveyed boundaries.

The chain matters as much as the current grade

The current grade is only half the picture; the chain behind it is the other half. A history like SK-1 → NS3G → Chanote, subdivided in 2024, is a normal, checkable progression: a claim of occupancy, then confirmed possession, then full ownership, with the parcel subdivided along the way.

Gaps in the chain, or a very recent upgrade, warrant scrutiny. They are watch-items, not findings in themselves — but they are exactly what a verification exists to surface.

A red flag is a deliverable, not a failure. A finding the verification surfaces becomes a condition the seller must cure before a payment milestone — an unfavourable finding is a delivered service.

Where titles are searched

Titles are searched at the Land Office — the provincial office where titles are searched, encumbrances registered and transfers executed. Physical presence there is often required. 'We checked online' is not a title search.

The verification does its title checks there: a deed's authenticity, and what is registered against it, are confirmed against the office's records.

What weaker grades mean for a buyer

A weaker grade means weaker rights, and the difference is practical. Nor Sor 3 Gor is surveyed and confirms possession, but is not fully titled — and it is upgradable. Nor Sor 3 has unsurveyed boundaries, and Sor Kor 1 is a claim of occupancy only. Only the Chanote supports confident purchase.

About the title itself, the verification checks three things: the deed's authenticity at the Land Office, the full chain of grades behind the current one, and the subdivisions. A parcel sold off a mother title — the parent parcel a development subdivides from — is a usual failure point: villas are often sold before the subdivision completes.
